A 55+ multifamily apartment community is a residential complex designed for adults aged 55 and older, offering multiple housing units and amenities tailored to serene living, such as low-maintenance homes, social activities, and accessibility features. The age-restriction requires at least one resident per unit must be aged 55 or older and the other resident would have to be 40 or older.

Yes, you can arrange for an offsite care team to provide in-unit support with daily activities such as meal preparation, personal care, medication management, and more—allowing you to maintain independence while receiving the assistance you need.

While there is no on-site support or coordination services, residents are welcome to coordinate their own care or bring in outside providers as needed to support their lifestyle and independence.

We offer lease terms ranging from 6 to 24 months. To unlock our best specials, we recommend a lease of 14 months or longer.

Prefer a shorter stay? We’ve got flexible options:

  • 6–8 months: Available with a $100 monthly premium

  • 9–11 months: Available with a $200 monthly premium

We strive to be as upfront as possible about costs, so here’s a breakdown of common additional fees and charges you should be aware of:

  • Pet Fees: $350 for one pet, $600 for two pets, plus $30 monthly per pet

  • Trash, Pest Control & Community Fee: $55/month (required) 

  • Late Rent Fee: $100 per occurrence.

  • Payment Convenience Fee: Will apply when using a credit or debit card for rent payments. You may use your account and routing number after move-in to pay with no fee for processing. 

  • Renters Insurance: Required—can be obtained through your own provider or our partner program.

  • Utilities: Water, electricity, cable, and internet are billed separately and based on your personal usage.

Community Fee
A community fee is a recurring charge that helps cover the cost of maintaining and enhancing shared spaces and services within the apartment community. This fee supports services such as trash and recycling collection, pest control, landscaping, and the upkeep of common areas like the pool, fitness center, and clubhouse. It may also contribute to community events or resident-focused perks. This fee ensures the community remains clean, well-maintained, and enjoyable for all residents. At many properties, it’s bundled with other services into one convenient monthly charge.


Application Fee
The application fee is a non-refundable charge paid when you submit your rental application. It covers the cost of processing, including credit and background checks, employment and income verification, and reviewing your rental history. This fee helps the property ensure all applicants meet the necessary qualifications.

Administration Fee
The administration fee is typically a one-time, non-refundable charge collected after your application is approved. It covers the administrative work involved in preparing your lease agreement, setting up your resident account, and coordinating your move-in. It helps ensure a smooth transition into your new home.
 

Renters Insurance
Renters insurance is required and helps protect your personal belongings from events like theft, fire, or water damage. It also provides liability coverage in case someone is injured in your home or you accidentally cause damage. While the community’s insurance covers the building, it doesn’t cover your personal items. You can use your own provider or enroll in a policy through our preferred vendor.

Yes! We welcome up to two pets per home. While there’s no weight limit, certain breed restrictions do apply.

The one-time pet fee covers the initial wear-and-tear impact pets may have on the apartment, such as cleaning or minor repairs after move-out.
